01 · The acquisition
Buy a residential building in San Francisco for $4–6M
We are searching for a multi-unit residential building in San Francisco with a purchase price between $4,000,000 and $6,000,000 — the size range where a property is large enough to house a real community (roughly 8–20 beds) but small enough to buy without institutional competition. We'll underwrite location, condition, unit mix, and zoning, and share the specific building with investors before closing.
02 · The operation
Operate it as founder-focused community housing
The building will be operated as a founder house: community housing built, programmed, and marketed for early-stage startup founders. SF has the densest concentration of technical founders anywhere, and they consistently pay a premium to live around people building things. Curated, community-first housing keeps occupancy high and turnover low — demand for a bed in a great founder house outstrips supply in every cycle.
03 · The return
Rental cash flow plus long-term SF appreciation
Revenue comes from per-bed rents, which in community housing typically exceed what the same building earns as traditional apartments. Investor capital funds the down payment, closing costs, reserves, and initial improvements; rental income services debt and operations, and investors participate in cash flow and in the appreciation of a scarce San Francisco asset. Specific economics, fees, and distribution terms will be set out in the definitive offering documents.
